Window maintenance guide
Window maintenance
East Sussex guide
Practical tips from a Hastings locksmith on keeping your windows secure, weatherproof and working properly โ especially important in our coastal East Sussex climate. Plus our new double glazed unit replacement service.
Why it matters
Window maintenance East Sussex โ why coastal homes need it
Windows are more than glass and frames. Neglected windows lead to security vulnerabilities, energy loss and expensive repairs โ especially in our coastal climate.
As a locksmith serving Hastings and East Sussex, I see the results of neglected windows regularly. Salt air, coastal winds and high humidity take a real toll on window frames, seals, locks and mechanisms โ far more so than inland areas.
The good news is that most window problems are preventable with basic maintenance twice a year. Catching issues early is always cheaper than waiting for something to fail completely.
Windows that are properly maintained also perform better as a security barrier. A window with a stiff handle or a worn lock is easier to force than one that’s been regularly serviced.
Salt air corrosion
Accelerates metal corrosion on handles, locks and hinges
High humidity
Increases wood frame deterioration and seal failure
Coastal winds
Stresses hinges, stays and frame joints over time
Security risk
Worn locks and stiff handles are easier to force
DIY checklist
Window maintenance East Sussex โ your step by step checklist
Do this twice a year โ spring and autumn are ideal. If you’re close to the seafront, quarterly is better.
Cleaning & inspection
Clean frames thoroughly with a uPVC cleaner and soft cloth โ avoid abrasive cleaners which scratch the surface. While cleaning, look for:
- Signs of seal deterioration or cracking
- Condensation between the double glazing panes
- Loose hinges or stays
- Wood rot on older timber frames
- Drainage channels blocked with debris
Hardware maintenance
Locks, handles and hinges need regular attention โ especially in coastal areas. You’ll need silicone spray and a screwdriver.
- Lubricate all moving parts with silicone spray
- Tighten any loose screws on handles and hinges
- Test locks and catches โ they should operate smoothly
- Replace damaged hardware promptly
- Near the coast โ lubricate up to 4 times a year
Weatherproofing
East Sussex’s maritime climate demands proactive weatherproofing. Focus on:
- Replace worn or cracked weatherstripping
- Apply fresh caulk around frames where needed
- Check for drafts around edges
- Ensure drainage channels are clear and flowing
- Check any fitted vents are clear and unblocked
Seasonal checks
Winter and summer each bring different challenges for East Sussex homes.
- Winter: Check seals, inspect for heat loss, consider thermal film
- Summer: Clean tracks and drainage, check for frame warping from heat
- Year-round: Ensure windows open and close smoothly
- Coastal: Inspect more frequently the closer you are to the sea
What to look for
Window maintenance East Sussex โ warning signs needing professional help
Some issues are beyond DIY โ here’s when to call us rather than attempting a fix yourself.
Misted or cloudy glass

Difficulty opening or closing
Usually a dropped hinge, swollen frame or failed stay. Don’t force it โ call us to diagnose.
Drafts around edges
If new weatherstripping doesn’t fix it, the frame may have warped or the seal has deteriorated beyond DIY repair.
